A new mixed-use development Project on approximately 10.43 acre (454, 286 square feet) site located at 2311 N. Hollywood Way within the City of Burbank. The Project Site is development with an existing Fry's Electronics Store and associated surface parking. The Project would construct a mixed-use development with 151, 800 square feet of office uses,9,700 square feet of restaurant uses, and 862 residential units (including 12 live/work units are 80 Very Low Income units, or 13.2 percent of the base density) within four proposed buildings. Office uses would be provided with a 5-story building reaching a maximum of 7'-11'' in height (as measured from the average grade plane to the ceiling of the highest room permitted for human occupancy pursuant to Section 10-1-2107.B.6 of the Burbank Municipal Code [BMC]). Restaurant and residential uses would be provided within two 7-story building reaching a maximum of 75 feet and 6 inches for the first residential building and 77 feet and 5 inches for the second residential building (as measured from the average grade plane to the ceiling of the highest room permitted for human occupancy per BMC). 1,500 square feet of the restaurant uses would be provided in a free standing 1-story building reaching a maximum of 15 feet in height ( as measured from the average grade place to the ceiling of the highest room permitted for human occupancy per BMC) and would be located on the Vanowen Street frontage of the Project Site. The remaining 8,200 square feet of restaurant uses are located along Hollywood Way on the ground floor of the residential buildings. The Project would include a total building area of 937,613 square feet and would have a Floor Area Ratio (FAR) of 2.1.
